Mountain Vista Business Center is an office/medical and light industrial development off the north east corner of the Superstition Freeway and Crimson Road, directly south of the new Mountain Vista Medical Center currently under construction. The project will consist of two; two-story office buildings on East Hampton Road with a central boulevard leading to two flex type buildings on the freeway frontage. 2005 average annual daily traffic (AADT) volume for US 60 at this location is 82,400 vehicles west of Crismon Road, and 77,700 vehicles east of Crismon Road.

The site contains 10.255 acres gross, with a total proposed development area of 124,257 square feet. The site design locates the office buildings directly on the street frontage to provide visibility from the Crimson Road entry beyond the Home Depot to the west of the development. Putting the two office buildings angled on the frontage also screens the interior parking field from the street view corridor. On the east, a common drive will allow access to the existing median cut and will be shared with the future development to the east.

The building design will tie all four buildings with a unified theme of a large curved façade and earth toned masonry. Split face masonry will provide detail to the banded wall elements. Canopies will provide shading and entry significance as a horizontal detail.

The front office building may be phased to accommodate the areas growth in the medical arena. As the hospital is developing on-site offices, it is expected that Hospital development will initially saturate the market. However, as typical around hospital development, the demand for related off-site medical office space rapidly grows to surrounding developments, which will create a demand for the proposed office buildings. The timing of the office construction will depend on the market demands.

As the area is a new development zone, the rear flex buildings will respond to market conditions for users, which may initially include light industrial due to the freeway exposure. Future uses/tenants in the flex buildings will likely upgrade to medical related uses such as suppliers and products, thus, the design evokes a two story office building façade. These buildings will also have the potential for mezzanine improvements. The rear of the flex buildings are designed such that anticipated increased office tenancy will provide for additional glass in lieu of overhead doors and will provide for additional parking to support more office demands.

Mountain Vista Business Center will be a positive addition to Mesa’s eastern region as it seeks to bring a quality in design and uses to the arena.
